SJP Properties / SJP Residential Properties (“SJP”) is a fully integrated commercial and residential real estate developer, investor and property manager.  We have specialized in the development of high-quality corporate office, residential and mixed-use projects in New Jersey and the nearby surrounding markets for nearly 30 years.

SJP is New Jersey-based, with our corporate headquarters located in Parsippany, New Jersey in Morris Corporate Center, which was our first major New Jersey corporate campus that we began developing in the 1980s.  We have a second office location in the New York Times Building in Manhattan that overlooks our 1.1-million-square-foot, mixed-use office and retail building – currently under construction – known as Eleven Times Square.

SJP and its principals, Steven J. Pozycki, Founder and CEO of SJP Properties; and Allen F. Goldman, President of SJP Residential Properties, have developed over 25 million square feet of residential and commercial real estate.  Our financial partners include Prudential Real Estate Investors, JP Morgan Chase, Northwestern Mutual, and MetLife – representing some of the largest public and private pension funds in the country.

Our corporate clients are a cross-section of the most prestigious corporations in America, and include Sanofi-Aventis, Merrill Lynch, Pfizer, John Wiley & Sons, Marsh & McLennan, Citicorp, Qualcomm and Brother International, to name a few.  Our residential and mixed-use development projects are equally impressive, and include 45 Park Avenue on Manhattan’s East Side and the 43-story Platinum on 8th Avenue and 46th Street. Additionally, Mr. Goldman was instrumental in the development of The Palisades in Fort Lee, The Shipyard in Hoboken, Portside Towers in Jersey City and the Redevelopment of Port Liberte in Jersey City. 

We pride ourselves on a track record in which each of our projects has been completed, on time and within budget. In nearly 30 years of development experience, the principals of SJP have achieved an unblemished record of success in every project they have undertaken.

 

As an attorney and developer, James Demetrakis has had a long and successful career centered principally in Bergen County, including time spent as municipal attorney for the Borough of Dumont and Township of Rochelle Park, and as counsel to the Borough of Lodi Redevelopment Authority. Subsequently, Mr. Demetrakis concentrated on all aspects of land development, from the design of commercial and residential structures to the processing of all applications for development permits.

During Mr. Demetrakis’ career, he has been involved in the development of offices, retail and commercial centers and multi-family housing complexes, including garden apartments, townhouses, high-rise rental, and condominium projects. He has also been involved in several large redevelopment projects in Bergen County, remediating contaminated sites and constructing new and productive residential and commercial projects — notably, the redevelopment of the former Alcoa Plant in Edgewater.

Among the more notable real estate projects Mr. Demetrakis developed are: Crown Village, Grand Cove, Windsor at Mariners, Mariners Landing, Palisades Medical Building, U.S. Post Office, Whole Foods, Edgewater Commons, St. Moritz, and Riverside Plaza all in Edgewater; Town Center Shopping Center in Lyndhurst; Liberty Commons Shopping Center in East Rutherford and the Mediterranean Projects in Fort Lee.
